Lease Term
Minimum term of three (3) years.
Security Deposit
Cash deposit equivalent to 3 months Rent and 3 months Maintenance Fees
Advance Rental
Cash payment equivalent to 3 months Rent, exclusive of EVAT, to be applied to the first three (3) months of the Term
Maintenance Fees
PhP240.00 per square meter per month for Offices and Php 250.00 per square meter per month for Retail (subject to changes imposed by the Lessor), includes centralized air-conditioning services (i.e. electricity and cooling tower charges) for regular operating hours.
Air-Conditioning
Regular operating hours for air-conditioning supply at the Office towers is from 7:30 a.m. to 6:00 p.m. on weekdays, and 7:30 a.m. to 1:00 p.m. on Saturdays, excluding Holidays. Air-Conditioning supply can be provided after the regular operating hours, at the following charges:
For multi-tenanted floors – Php 2,559.50 per hour, for a minimum extension period of two (2) hours
For single-tenanted floors – Php 1.55 per sq.m. per hour
Chilled Water Charges (for tenants’ back-up A/C units) – Php18.00 per ton per hour. Tenant responsible in installing its own Fan Coil Units (FCUs) and sub-meter for chilled water consumption.
Retail area air-conditioning operating hours is from 6:00 a.m. to 10:00 p.m. on weekdays and 6:00 a.m. to 1:00 p.m. on Saturdays, excluding Holidays.
Fit-Out Fees
Construction Bond – equivalent to one month’s rent, refundable less damages/violations, if any
Electrical Deposit – Php 50,000, refundable less cost of electricity consumed during fit-out
Water Deposit – Php 6,000, non-refundable
Vetting Fee – Php 50.00 per sq.m., non-refundable
